For practices

Know what affects a site before you quote

Team is £49 a month for five people. Screen a site in minutes, see what couldn’t be checked, and send the client a sourced report.

What an approver needs to know

  • Five seats, one flat price. £49 a month for five people, whether you fill two seats or five. Each person signs in as themselves.
  • Month to month. No minimum term, no demo, and you can cancel at any time.
  • A VAT invoice. All prices include VAT. The seller is Broadhurst Digital Limited, VAT number GB355920584.
  • When someone leaves, remove them and their access ends immediately. The firm keeps every saved site.
  • Clients and outside consultants can be added as free read-only guests without using a seat.

Need more than five? Practice is £99 a month for fifteen seats, with bulk screening, API access and a white-label client portal. Working alone? Pro is £19 a month for one person. Everything is on the pricing page.

What the team gets

  • A check of the planning constraints on any site in England, Wales and Scotland, from official sources, with the source shown for each line.
  • Each line says whether something was found, came back clear, or couldn’t be checked. A source that did not answer is never shown as clear.
  • A shared site pipeline: stages, assignees and comments on the sites the practice is working on.

What you can hand to a client

  • A PDF report with a verdict by domain and the source for every line.
  • A hosted link to the same report.
  • A scaled map figure of the constraints around the site.
  • CSV and GIS exports for your own files.

See a sample report. It uses invented findings, so you can judge the format without a real client site.

Where the data comes from, and what it is not

The checks use official published sources: the planning data platform, Historic England, Cadw and Historic Environment Scotland, the Environment Agency, Natural Resources Wales and SEPA, and each council’s own data where it publishes it. Planning application history comes from PlanIt, a private aggregator. The full list, with licences, is on the sources and licences page.

It is a screening tool. It is not an official local authority search, not a CON29 or an LLC1, and not professional advice. Some councils do not publish every dataset, so where it matters, ask the council. Northern Ireland is not covered.

Keeping sites in view

For practices that work the same places repeatedly, Pro and above add saved sites, weekly monitoring and comparison.

Area watches Team & Practice

Stay close to the places that matter.

Follow planning applications in your chosen area. Keep the matching activity in a standing watch, with a timeline and check status you can come back to.

See Team Area watches cover England only.

Site monitoring Pro & above

The first check is a starting point.

Keep saved sites under weekly review. Get an email when constraint records change, and see when a check is incomplete rather than mistaking silence for certainty.

Site comparison Pro & above

A shortlist deserves a closer look.

Put up to four sites side by side. Compare the same checks, see the differences and keep coverage gaps visible. Take the comparison into your next discussion with PDF and CSV exports.

The national changes feed is public: new conservation areas, listed buildings, Article 4 directions, statutory instruments and open consultations across England, Wales and Scotland.
