What exactly is in the Full Survey Report?+
Everything the checker finds at the address as a professional PDF — every entity from every source listed in full with its distance from your pin, plain-English “what this means” notes, recommended next checks, AI digests of the council documents (conservation area appraisals, Article 4 directions, TPO schedules), residual checks for clear categories, and the underlying data as CSV, Markdown or a paste-ready table.
What does “whole-parcel survey” mean?+
Free searches sweep a circle around your pin (up to 50 m). Paid searches unlock radii up to 500 m, or can instead use the registered Land Registry title boundary — or a boundary you draw yourself: the polygon is tested for intersection against the national planning datasets, and the remaining sources sweep a circle that fully contains it — so a designation clipping the far corner of a large garden or paddock is still caught. Parcel boundaries are HM Land Registry index polygons (indicative, not precise legal boundaries).
Is the free checker going away?+
No. Unlimited interactive searches, the map, role presets, site comparison and the nearest-constraint readout stay free. Paid plans fund the data infrastructure and add the deliverables that leave the app — PDF, CSV, Markdown, hosted reports and GIS exports.
What are the Pro data layers?+
Datasets professionals check next, beyond the free register: surface water flood risk, SSSI impact risk zones (does your development type trigger Natural England consultation?), nutrient neutrality catchments, groundwater source protection zones, the historic flood map, statutory main rivers, agricultural land classification and planning application history near the pin.
How does site monitoring work?+
Save a site to your Pro portfolio and switch on monitoring: we re-run the survey weekly and email you when a new constraint entity appears at that location — a new designation, or a dataset back-filling records. You can stop monitoring per site at any time.
How does the Site Report Pass work?+
Search an address in the tool, then buy the pass from the report panel. It unlocks the Full Survey Report and CSV for that address for 30 days — handy if you adjust the pin or radius and want to re-export. One-off payment, no account needed.
How is payment handled?+
Through Stripe. We never see or store your card details. You will receive a Stripe receipt by email, and Pro subscribers can manage or cancel their plan self-serve at any time.
Can I use Pro on more than one device?+
Yes. Your licence key (shown after checkout and on your receipt) activates any device — office desktop, laptop, site phone.
Where does the data come from?+
Official open sources only: planning.data.gov.uk, Historic England, Natural England, the Environment Agency, the Mining Remediation Authority and HM Land Registry. Reports state their sources and remain advisory — always verify with the local planning authority before acting.
Do you offer refunds?+
If a report fails to generate or the data is materially wrong, email us and we will refund or fix it — whichever you prefer. Subscriptions can be cancelled anytime and remain active to the end of the billing period.
