What is in it
- Your site’s surveyed levels.Lowest, mean and highest ground level within your boundary in metres above Ordnance Datum, read from the Environment Agency’s 1 m LiDAR composite and sampled inside the red line rather than across a rectangle around it.
- The flood picture, both ways round. Which Flood Zone the site is in from the Flood Map for Planning, and the NaFRA2 likelihood band, which takes defences and climate change into account. They answer different questions and are reported separately.
- Floor-level arithmetic.The published rule worked through with your numbers — finished floor levels at least 600 mm above the highest of average ground level, adjacent road level, or the estimated flood level.
- Your catchment’s climate change allowance. The peak river flow uplift for your management catchment and epoch, with the source and the date it was retrieved printed beside it.
- A screening verdict. Whether standing advice is likely to apply, or a detailed assessment likely to be needed — in those words, with the reasoning shown.
- Figures you can use. Every figure carries the survey vintage, the accuracy, a scale bar and its attribution burned into the image, so it still says what it is after someone pastes it into a document.
What it is not
This is a screening pack, not a Flood Risk Assessment, and it is not written by a flood risk consultant. Two limits are worth knowing before you buy:
- It does not contain a modelled flood level.The Environment Agency issues modelled design-event levels only through a Product 4 data request, at model nodes and where they exist. Where a mapped flood extent runs near your site this pack infers a level from where that extent meets surveyed ground, and labels it as inferred everywhere it appears. Do not design a floor slab against it.
- Remote-sensed levels are not surveyed levels.The LiDAR composite is quoted at ±15 cm RMSE, and that figure is a property of the national composite rather than a measurement of your field. A topographic survey is what replaces it.
What it is good for: deciding whether you need the £450–900 report yet, and giving the consultant who writes it an evidence base so they are not spending a day assembling one.
Coverage
England only. The survey, the flood maps and the allowances are all Environment Agency data and they stop at the border. Free constraint screening still covers England, Wales and Scotland. A site the LiDAR composite has never flown — about 1% of England — cannot be packed, and that is a refund rather than a thinner pack.
A pack is ordered against a site boundary or a dropped pin, which we snap to its registered land parcel. Buying one grants no subscription and changes nothing about your account.
